New Tampa was built almost entirely between 1988 and 2008, which puts nearly every roof in Tampa Palms, Hunter's Green, Cross Creek, Arbor Greene and Live Oak Preserve in the same fifteen-to-thirty-year band right now. The earliest sections are on their second replacement; the 2000s sections are on their first, and the insurance letters are arriving on the same schedule.
It is also the most gated area we serve. Nearly every community has controlled entry, a CDD, and an architectural standard, so we work from a documented spec and coordinate access, dumpster placement and material delivery with the gate and the HOA before the crew arrives.
Roofs we see here
A real mix: concrete tile on the higher-end Tampa Palms and Hunter's Green sections, architectural shingle across Cross Creek, Live Oak and K-Bar Ranch. Both are at underlayment or shingle end of life in volume.
Storm exposure
Inland and heavily treed. Storm calls are limb impact, valley and skylight leaks after wind-driven rain, and lifted ridge caps. Total roof loss is rare here.

How do you handle gate access and dumpster rules in New Tampa communities?
We coordinate with the gatehouse and the HOA before the job. Dumpster placement, delivery hours and crew access are arranged in advance so nothing is turned away on the morning of the tear-off.
My Tampa Palms tile roof is from 1996. Replace the tile or just the underlayment?
If the tile is intact, the underlayment. A lift-and-relay with new synthetic underlayment, flashing and fasteners resets the roof for another twenty-plus years at roughly half the cost of new tile.
