Wesley Chapel is the one place we work where a meaningful share of homeowners ask for something other than shingle. The larger lots in Seven Oaks, Wiregrass Ranch and Estancia, and the price point of the newer builds, mean we install more standing-seam metal and concrete tile here per hundred jobs than anywhere in Hillsborough. It is also where we see the most owner interest in the forty-year systems for resale value.
The early-2000s Meadow Pointe and Saddlebrook sections are a different story: standard architectural shingle from the first build-out, now at end of life in bulk, on hip roofs with the four-nail pattern that was still legal then. Those are straightforward replacements and we do a lot of them.
Roofs we see here
Architectural shingle on the 2000s sections; a growing share of standing-seam metal and concrete tile on newer and larger homes. We are one of the few Tampa-area crews that installs all three regularly.
Storm exposure
Far enough north and inland that surge and coastal wind are not the issue. Pasco gets the northern edge of the same afternoon storm line, so the calls are hail on metal and limb strikes on tile more than shingle uplift.
Questions from homeowners here
Is standing-seam metal worth it in Wesley Chapel?
If you plan to stay ten years or sell to a buyer who values it, yes. It is roughly two to two and a half times the cost of shingle, lasts forty-plus years, and carries the best wind rating of any residential system. We will quote both so you can compare.
Do you handle the HOA approval in Seven Oaks and Wiregrass?
Yes. Those communities have strict material and color standards. We submit the spec sheet and samples the review board requires and do not order until approval is in hand.
Is Wesley Chapel same-day for you even though it is Pasco County?
Yes. It is a thirty-minute drive up I-75 from our office and we have crews in Pasco most weeks.
